New retail bond could offer alternative funding for property investors

Small investors could benefit from a 5.25% yield from the new BlueZest Secured Retail Bond PLV, an affiliate of specialist mortgage lender BlueZest.

The new fixed rate bonds, launched earlier this week, promise a yield of up to 5.25% per year over five years, aimed at investors targeting returns from the buy-to-let and development mortgage market.

With a minimum investment of £1,000, the bonds will target small investors looking for more income, as savings rates remain low across the board. They can be taken up by individuals, trading companies and special purpose vehicle (SPV) companies.

Chris Slater, chief executive of BlueZest, said: “The BlueZest Secured Retail Bond arrives at a time when demand in the UK’s residential property market continues to outpace supply. BlueZest is determined to support professional property investors, providing a crucial alternative funding source, enabled by our retail bond.”

The bonds will pay interest quarterly, and they are tradeable so do not have to be held until they mature in December 2022.

Brokers offering the product include AJ Bell, Alliance Trust Savings and Equiniti Financial Services, and the offer period is expected to run until 12 December.

As with any investment, there is an element of risk involved, so investors should be sure to thoroughly research the company and bonds before committing to an investment.

Slater added: “In the environment of subdued bank lending, we offer a compelling solution for borrowers, our ‘straight-through’ lending process uses innovative technologies and data which can deliver binding mortgage offers in 30 minutes. BlueZest is underpinned by a management team with extensive risk, technology, funding and compliance experience of the UK residential mortgage market, and a strong track record in establishing new mortgage platforms in different markets.”
