  <title>New Zealand Show</title>
  <itunes:author>BuyAssociation</itunes:author>
<itunes:summary>This latest On Demand Radio Show takes us to the other side of the planet, to examine the process of buying property and moving to New Zealand. The spectacular scenery of the islands, the clean air, the leisure activities and the cosmopolitan cities attract large numbers of British buyers, and this programme tells you how to go about making your dream into a reality. Adrian Mills is joined by Warren Bright from PropertyFinder.com, and Michael Doig of Colliers International who lend their expertise and personal experience to explain how best to go about buying in the Antipodes.

First, the property options and the buying process in Australia are examined. In the studio with Adrian is Warren Bright, Chief Executive of PropertyFinder.com and a native of the Gold Coast of Australia. Warren and Adrian discuss the resurgence of people buying property in Australia and New Zealand for the express purpose of emigrating. This throws up a different set of wants and needs for the buyers, and therefore for the real estate market. Also under discussion are visa programmes such as the ‘skilled migrant’ scheme, as well as the Foreign Investment Review Board (FIRB) which must approve all purchases of property by foreign buyers. Warren also takes us through the most popular areas for Brits to buy in Australia, and what sorts of properties are available and at what price. Warren then shares his expertise in the buying process in Australia, from the state-by-state legislation differences, to the popularity of open auctions as a way of buyers getting the best possible price for their property. Finally in this segment, Warren talks about the difficulties some people may face in getting a residential visa to stay in Australia permanently, and how to maximise your chances of being accepted.

Next, Michael Doig from property agent Colliers International talks to Adrian about his homeland, New Zealand. The discussion starts with the reasons why people are attracted to a country which, after all, has a very similar climate to the UK, and the main areas to which overseas buyers are attracted. Michael explains what you can get for your money in various areas of both the North and South Islands, pointing out that due to the outstanding natural beauty, rural and mountain areas can be as popular as the coastal towns. Next on the agenda is the buying process – how auctions are equally as popular as in Australia, and how buyers are committed to the purchase at the point of contract exchange. Michael also explains how potential buyers do not need specific permission to purchase New Zealand property as is the case in Australia, although there are still stringent restrictions on visas and residence.

In the round table part of the show, as the discussion moves onto property investment, to cover restrictions on buying for investment only, interest rates, capital gains taxes, and the types of property which are likely to bring the highest yields for owners where demand is at its peak. Also under discussion is whether the investment market is better in Australia or New Zealand, and the personal property hotspots of both guests.

In the final part of the show, Adrian, Warren and Michael tackle your questions about buying in Australia and New Zealand. The topics of buying land in Australia to build on, with a view to retiring there eventually, and how to go about retiring to New Zealand with substantial savings are put to our expert panel.

Below, you can download our free buying guide to New Zealand Property that accompanies the programme, which gives you a load of useful facts and information on popular areas in which to buy, as well as tax and finance.

  <title>Battle of the Costas</title>
  <itunes:author>BuyAssociation</itunes:author>
<itunes:summary>The many and varied Costas in Spain are the focus of the show, where Adrian Mills is joined in the studio by Managing Editor of a Place in the Sun magazine, Nigel Lewis, and Jim Dick, of agents Headlands International.

Nigel Lewis kicks off by talking through the general state of the property market in Spain, and the impact of the recent corruption scandals that have rocked the country, particularly on the Costa del Sol. He then gives us an overview of the types of markets, buyers and prices that you can expect to pay for property in the Costa Brava, Costa Dorada and the Costa de la Luz, including a mention of the most ‘gay-friendly’ of all the Costas.

Jim Dick is then in the hot seat to discuss the markets of the Costa Blanca, Costa Cálida and Costas Almería and Azahar, including a very good explanation of the history of the Valencia Land Grab, its impact on the market, and how it will affect this regional property market in the future.

The Costa del Sol and the Spanish islands are then the focus of the round table discussion. The Costa del Sol, the most famous (and generally most expensive) Costa of them all continues to command higher prices, due to its complement of beaches, championship golf courses and excellent accessibility. Although the region was the hardest hit in terms of the corruption scandals, its somewhat infamous reputation continues to ensure its popularity. Although not technically Costas, the panel also talk us through property prices and markets in the Balearics, with Majorca still a firm favourite with British buyers. Nigel and Jim give us their hot tip on where to get most for your money out of all the Costas, and exactly where they themselves would buy if given the choice.

As ever, we dip into our inbox to answer some of your overseas property related questions. This time, what £80,000 will get you on the Spanish Costas, where to start when you want to let out your overseas property for holiday rentals, and the benefits of buying a golf property.

Below, you can download our free Buying Guide to Spain which accompanies the show, which includes vital information on the legal process in Spain, tax and finance. You can also listen to our special podcasts on different regions in Spain, from the Costa Brava, Costa Blanca, and Costa de la Luz to the Costa del Sol and the Spanish islands.

  <title>Retirement Show</title>
  <itunes:author>BuyAssociation</itunes:author>
<itunes:summary>Adrian Mills talks with national property journalist, Cheryl Markosky, and Steven Jewitt-Fleet from the Foreign &amp; Commonwealth Office about what it takes to retire abroad.

Gone are the days when the idea of retiring in the UK meant selling up the family home and moving somewhere smaller – retiring abroad to somewhere cheaper and warmer is now an increasingly popular option for many people. And although on the surface the idea is appealing, Steven, Cheryl and Adrian discuss the things you need to consider before you take this major step.

First up, Cheryl talks through the statistics of the number of Britons buying and emigrating abroad, and things that retirees need to be aware of in particular, such as obtaining adequate health insurance and the tax implications for pensions. The pros and cons of retirement homes and complexes abroad are also discussed, as well as considerations about the resale potential of your home abroad if you wish to sell up and move on or return to the UK.

Steven Jewitt-Fleet, Head of the Consular Communications Team at the Foreign &amp; Commonwealth Office, then goes into the practical aspects of retiring to foreign country. Not many people realise that, once you have done your research and decided on where you are going, it is very important that you register with the British consulate when you arrive in the country you will be settling in. Steven mentions tax considerations, healthcare, and issues that you need to be aware of when moving abroad with your pension - did you know that the rate of your UK pension is frozen if you move to certain countries? (And it's not where you'd think either - Australia and Canada are but two of the places where you can expect this to occur.)

Our panel then discuss specific countries popular with retiring Britons, such as Spain, Cyprus and France, as well as long haul destinations like Australia and Canada. Cheryl talks through property considerations for these countries, and Steven advises of the useful government resources available to you in your research process.

As ever, the team take a look at some of your questions, including recommendations about the best language courses available, healthcare issues in Australia, and the sort of money you need to have at your disposal if you’re looking to settle in South Africa.

Cheryl and Steven also share their experience and expertise in our Overseas Property Extra Podcast on Retirement, where you can hear their Top Tips on retiring abroad.

Below, you can download our Retirement Guide that accompanies the show, and you can also find some very useful resources in the form of websites and contacts.
