Property overseas on a budget - 20 June 2007

Not many of us are blessed with an unlimited budget when looking for a property overseas, and when we finally find somewhere that is affordable and in the right place, the prospect of additional legal, currency and other fees to add on to the price can be quite daunting. There is, however, an alternative that allows you to own a place in the sun for less, and without incurring many of the added fees that can catch you out.

This option is to buy a UK-built mobile or park home, and have it transported to a managed location overseas as your new holiday home.

Before you switch off completely, this method of buying property for overseas use is a world away from the drafty, flimsy mobile homes of the past. Each one is built to order to UK standards, and come fully-furnished and ready to move into. The slightly more expensive park homes option even allows buyers to design the interior layout to their own taste. A two-bedroom apartment in a modest development won’t allow you that freedom of design.

UK company Breakaway Homes offers mobile and park homes for sale in pounds, and transports them to one of its parks across Europe for installation. There are no legal costs involved in buying a mobile or park home, and the process of getting onto one of the parks is simple. All you have to pay is the utilities and the ground rent, which is usually £2,500 to £3,000 per year.

Prices start from around £30,000 for a luxury two-bedroom mobile home, and according to Breakaway, the properties hold their value well. While mobile homes generally do not see an increase in value, many buyers apparently more or less get back their original investment if they sell after two or three years.
