Croatia calls - 23 July 2007

A feature of the overseas property world is that there are always new destinations being promoted as the next place to be seen buying a property abroad. The consequence of this is that some of the more established destinations can sometimes become a little sidelined in terms of the publicity they get.

In the case of Croatia, its neighbour Montenegro is the destination currently attracting a good deal of media interest. While property there is somewhat cheaper than in Croatia, there are elements provide proof of Croatia being on a par with the world’s newest independent state.

The two countries share many similarities in their landscapes, cultures and traditions, but there are some important differences to consider when investing in an Adriatic property. Croatia is a degree more established in terms of its infrastructure – there are regular direct flights with low-cost carriers to various parts of the country, for example, which are the same route that are currently used by visitors to Montenegro, who then drive across the border to their destinations.

Croatia also has a number of developed and cosmopolitan cities with shopping, cafes, bars and restaurants to rival other European centres. The likes of Split, Dubrovnik and the islands dotted along the Adriatic coast also provide the kind of four and five-star luxury hotels to attract the high-end travel market from Western Europe and beyond.

This isn’t to say that Montenegro isn’t a great place to buy a property overseas, but it must be recognised that it is a completely different proposition to Croatia. Getting there will, for the present time at least, be a little more difficult than getting to Croatia, and other parts of the infrastructure are still catching up to modern standards.

Montenegro is an emerging market, and the important thing to remember is that this applies to more than just the levels of its property prices.
