Italy to invest - Where is best?

If you have some spare funds at the moment where is it best to invest them and what will give you a good return on investment whilst keeping its value or hopefully even increase in value?

The answer is property, as long as you purchase the right type of property in the right area.

Italy has been one of the least affected by the current economic downturn. That said, in general there are less property buyers and therefore vendors are much more prepared to accept offers and at lower prices than ever before.

However, this situation will not last forever, and I think you need to be looking to purchase before next Spring when I feel prices will start to stabilise and quite possibly rise.

Italy is a perennial favourite of the British and with a good choice of flights from the UK, short flight times and all within a country that is well established and offers beautiful countryside, glorious food and wine and a stable Government, this makes Italy an ideal choice for investors, holidaymakers and home owners.

Let us have a look at what sort of property you can find in Italy and the returns available to you.

Investing in the Italian Lake regions

I will start with the Lakes. The best options are Como and Maggiore, which are both easy to fly to from all parts of the UK with three airports in Milan.

In the lakes if you look for a 2 bedroom property with a lake view and outside space it will cost between €220.000 and €350.000 depending upon the location.

Rental returns of between €700 and €800 can be expected in peak season and €500 to €700 at other times. You can rent here from between 30 to 35 weeks per annum. It will cost you between 15% and 25% in fees to rent out your property, with the higher figure providing a full meet and greet service as well as advertising your property and organising the cleaning etc.

Investing in the south of Italy

If you want to make a lesser investment, you can look at Basilicata in the South of Italy. A spacious 2 bedroom property with huge veranda and shared pool in a holiday village can be purchased for about €150.000. Weeks of rental will be a little less than the Lake regions, coming in around 20 to 25 weeks but you can obtain about €600 a week in July/August and between €400-500 at other times of the year, which is very good.

Investing in Tuscany

Here there is a very good selection and the place where currently you will find the best offers.

The area North of Lucca around Bagni di Lucca is an excellent choice and you can make a good investment for under €130.000. It may not be in a prime location but will increase in value as long as you are not looking to sell immediately. You can rent it out for similar figures to Basilicata.

Going a little further South you can find 2 bedroom, 2 bathroom apartments near Volterra currently reduced from €300.000 to €250.000, with rental income similar to the lakes.

Wherever you choose to invest remember that you will pay no capital gains tax in Italy if you sell after 5 years, and always remember to take professional advice before purchasing.
