Advertising your holiday home via marketplaces

In a difficult economy, an increasing number of second home owners decide to make some extra money by renting out their holiday homes. Accommodating guests is one thing, getting the guest to stay in your home in the first place, however, is a different matter. In a recent study by Domegos.co.uk, 79 per cent of the respondents stated that their most effective advertising channel is the Internet. So the first step for promoting your holiday home is to create an online presence that provides all the necessary information such as description, photos, availability calendar, etc.

The easiest and quickest way to create an online presence is to list your property on holiday home marketplaces. That will not only give your property a space on the Internet, but also attract visitors to view and book your second home. In fact, 92 per cent of holiday home owners list their property on online marketplaces and 67 per cent consider them to be their most important promotion tool.

Interestingly, 93 per cent of homeowners use more than one marketplace to market their property and 66 per cent of homeowners list their holiday homes on more than five marketplaces.

Clearly, there are many marketplaces out there. Normally, they charge homeowners yearly listing fees of up to £200 in return for booking enquiries. While others, like domegos.co.uk, do not charge anything. Homeowners pay an average of £512 for having their properties listed on such sites. Half of the survey respondents consider these expenses to be too high, yet the other half is happy with the return given.

Therefore, not every marketplace delivers enough bookings that justify their fees. Getting informed about the size of their current property portfolio, popularity and search engine rankings is crucial before listing on any paid marketplace.
