What do corporate tenants look for?

Great entertaining space? All the latest gizmos? The Fabric agents reveal what corporate tenants value most in a property

‘Corporate families always want a large eat-in kitchen,’ says Ros Florence of Glentree Estates. ‘The mums want to have everything in one place, so they can cook, keep an eye on the children, feed them in the kitchen and watch them playing in the garden. They also like to have a large utility area so they can get everything out of the way – having a good amount of storage is generally important.’ She is letting a seven-bedroom house with three bathrooms and three reception rooms, a garage, garden and indoor swimming pool complex in Hendon Avenue N3 for £1950 per week.

‘We have two sorts of corporate tenants,’ says David Gregory of Fox Gregory, ‘younger people looking for proximity to stations, and families who want something unfurnished so they can bring their own things. And they are all looking for quality. At the younger end of the market they want something fully furnished and well-equipped.’ He is marketing a three-bedroom apartment for £625 a week in Queens Mead with smart communal areas. ‘Perfect for making a good impression when friends come to visit,’ he says.

'Quality is the most important thing,’ says Sunchia Wright of Aston Chase. ‘Next comes location. If tenants have children they need to be near a good school and also near the Tube. They want trouble-free tenancies – a property which is well- maintained, spacious and neutral.’ Aston Chase has a five-bedroom house in Carlton Hill NW8 near the American School, with a private garden featuring a swimming pool for £5000 a week.

‘Good entertaining space is a must. And clients also ask for outside space – which is pretty hard to find around Regent’s Park and Marylebone High Street, which we cover,’ says Amit Soni of Sandfords. ‘They also want modern, large apartments as a lot of corporate tenants come over with their families. The problem at the moment is that the pound is so strong their budgets aren’t going as far as they used to.’ He is marketing a stunning apartment in Abercorn Place. This is a modern high-tech, three-bedroom apartment with all the gizmos and gadgets and a decked garden. It is on the market for £1500 per week.
