This latest On Demand Radio Show takes us to the other side of the planet, to examine the process of buying property and moving to New Zealand. The spectacular scenery of the islands, the clean air, the leisure activities and the cosmopolitan cities attract large numbers of British buyers, and this programme tells you how to go about making your dream into a reality. Adrian Mills is joined by Warren Bright from PropertyFinder.com, and Michael Doig of Colliers International who lend their expertise and personal experience to explain how best to go about buying in the Antipodes.
First, the property options and the buying process in Australia are examined. In the studio with Adrian is Warren Bright, Chief Executive of PropertyFinder.com and a native of the Gold Coast of Australia. Warren and Adrian discuss the resurgence of people buying property in Australia and New Zealand for the express purpose of emigrating. This throws up a different set of wants and needs for the buyers, and therefore for the real estate market. Also under discussion are visa programmes such as the ‘skilled migrant’ scheme, as well as the Foreign Investment Review Board (FIRB) which must approve all purchases of property by foreign buyers. Warren also takes us through the most popular areas for Brits to buy in Australia, and what sorts of properties are available and at what price. Warren then shares his expertise in the buying process in Australia, from the state-by-state legislation differences, to the popularity of open auctions as a way of buyers getting the best possible price for their property. Finally in this segment, Warren talks about the difficulties some people may face in getting a residential visa to stay in Australia permanently, and how to maximise your chances of being accepted.
Next, Michael Doig from property agent Colliers International talks to Adrian about his homeland, New Zealand. The discussion starts with the reasons why people are attracted to a country which, after all, has a very similar climate to the UK, and the main areas to which overseas buyers are attracted. Michael explains what you can get for your money in various areas of both the North and South Islands, pointing out that due to the outstanding natural beauty, rural and mountain areas can be as popular as the coastal towns. Next on the agenda is the buying process – how auctions are equally as popular as in Australia, and how buyers are committed to the purchase at the point of contract exchange. Michael also explains how potential buyers do not need specific permission to purchase New Zealand property as is the case in Australia, although there are still stringent restrictions on visas and residence.
In the round table part of the show, as the discussion moves onto property investment, to cover restrictions on buying for investment only, interest rates, capital gains taxes, and the types of property which are likely to bring the highest yields for owners where demand is at its peak. Also under discussion is whether the investment market is better in Australia or New Zealand, and the personal property hotspots of both guests.
In the final part of the show, Adrian, Warren and Michael tackle your questions about buying in Australia and New Zealand. The topics of buying land in Australia to build on, with a view to retiring there eventually, and how to go about retiring to New Zealand with substantial savings are put to our expert panel.
